Run, Bike or Skate to Work

The way we move around the city is changing and the appeal of pedaling or other active alternatives to heavy traffic commuting is increasing. Workers enjoy the cost-savings, increased productivity and enhanced health and wellbeing. For businesses to remove barriers to provide these means is a compelling choice. As an existing building owner, our client saw the opportunity for adding value to their existing 13 floor office building by revitalising its spaces and creating an EOT facility to provide additional amenity for the government and private sector professional tenants. Located on busy Bunda Street at the heart of Canberra’s commercial and retail precinct, the facilities service cyclists that ride to and from work, fitness enthusiasts and employees who need a space to refresh during their busy work day. Providing new levels of comfort and experience, putting the building more in line with ‘A’ class office facilities, as a result, the building has become more lettable.

In response to increased demand for additional add on facilities when looking at comparable commercial leases, the project looked to go beyond current legislative requirements. This addressed the ACT Government’s goal to decrease the reliance on carparks in the inner city and the provision of secure bike parking and associated facilities as an attractive alternative. The proposed EOT facility included the provision of new male and female changing rooms with showers, toilets, basins, lockers, an accessible WC, and a make-up/hair drying bench in the female change room. A secure bicycle storage room providing 70 bike racks, a bike maintenance station, drinking fountain for filling drink bottles and a heated drying room were also included in the project.

Careful consideration to the layout of the spaces was important due to low ceiling restrictions in the existing building and allowing for new and existing mechanical ducting and hydraulic reticulation. The colour palette was inspired by Canberra’s autumn landscape seen through the lens of an active lifestyle. The soft green tiles with terracotta grout complement nicely with the details in the custom designed bamboo benches and coat hook racks. Highly durable materials were selected such as compressed fibre cement wall cladding in the bike locker room with high density rubber flooring for acoustic control. Solid surface was used for the benchtops for cleanliness with the seamless integration into the splashbacks and basins. Up and down recessed LED strip lighting were used to highlight the simple and sophisticated resolution.
